If I own a Home am I required to have Homeowners Insurance?

You can legally own a home without homeowners insurance. However, if you finance your home with a mortgage, the lender will most likely will require you to have coverage to protect your home in case of damage. Your lender may also require you to purchase flood insurance or earthquake insurance depending on where you live.

If you purchase a condo, your board may require you to buy condominium insurance or home insurance. You would need to check with your board to see what is required.

What makes the price change with Homeowners Insurance?

The following affects your Homeowners Insurance premium:
 • Location — Depending on where your home is located does play a significant role in   pricing. For example, if you are in an area which is prone to hurricanes or bad weather   the premiums could be elevated. Also, if the community has had a history of theft claims   that can also affect the pricing.
 • Security — Burglar alarm systems, smoke detectors, fire extinguishers and sprinkler   systems can reduce your home insurance premium.
 • Home Specifics — Age, roof, garage, etc., can affect your homeowners insurance   premium. Declarations Page — This is the first page of your homeowners insurance policy, it usually contains the following info:
